This type of mortgage is designed for first-time buyers or home movers. Key eligibility criteria include:
- For properties valued £600,000 or less
- Must have at least 5% deposit saved
- Residential mortgage (government-backed 5% deposit mortgages are not suitable for second homes or buy-to-let properties)
- Repayment mortgage (not interest-only mortgage)
- Not suitable for commercial mortgages
- Not suitable for new build properties
What is the maximum LTV currently offered?
The maximum LTV (loan-to-value) rate currently offered under the Help to Buy scheme is 95%.
When should you contact a mortgage broker?
As soon as you know you want to buy a property, speaking to a mortgage broker can help you get your search off to the best start. Knowing how much you can afford and whether you’re likely to qualify for a Help to Buy scheme will bring clarity to your purchase.
What will a mortgage broker need to know about me?
All mortgage brokers need to know information relating to your financial health. This includes your credit score, income, expenditure and savings. Importantly, they will need to know that you have at least a 5% deposit saved to qualify for a Help to Buy.
Is the Mortgage Guarantee scheme still available?
No – the Mortgage Guarantee scheme is no longer available. The original scheme was discontinued in 2016. However, there are plenty of other Help to Buy schemes that come with a 5% deposit to make buying a property a little more manageable.
